Compared to May 2024, the number of active listings has increased significantly across the region. However, homes are sitting longer, with Days on Market rising in almost every submarket. This indicates that while buyers have more choices, they’re moving more cautiously—and pricing strategy is more important than ever.


🏠 Sales Volume Varies by Neighborhood


Goleta and Santa Ynez have seen more consistent activity, while Montecito, Hope Ranch, and Carpinteria/Summerland show notable year-over-year declines in closed sales. On the flip side, South Santa Barbara is holding relatively steady, suggesting location and price point continue to be key differentiators.


💰 Pricing Remains Strong—For Now


Despite softer sales in some areas, median sales prices remain high, particularly in South Santa Barbara and Montecito. Yet with the average price per square foot dipping slightly in a few pockets, sellers should be realistic and strategic as the market continues to shift.
