August 2026 Market Report

The South Santa Barbara County real estate market is showing a notable shift as we move toward the final months of 2026: more homes are changing hands, while prices have softened from last year’s levels in several segments.
Through August, 989 homes and condominiums have sold across South Santa Barbara County—up 9% compared with the same period in 2025. That increase in transaction volume is one of the most important takeaways from this month’s numbers. Buyers are participating in the market, but they are also navigating pricing with greater selectivity.
Sales Activity Is Picking Up

Single-family homes continue to account for the majority of the market, with 712 sales year-to-date, a 7% increase over 2025.
The condominium market has seen an even larger jump in activity. 277 condos have sold through August, up 13% year over year.
Together, these numbers suggest a more active market than we saw at this point last year. While affordability and financing costs continue to influence buyer decisions, properties are selling—and increased transaction volume is creating opportunities on both sides of the market.
Single-Family Home Prices Have Pulled Back
The increase in sales has not translated into higher prices across the board.
For single-family residences, the year-to-date average sales price is $3,521,445, down 3% from 2025. The median sales price is $2,147,500, down 9% year over year.
The decline in the median is particularly worth watching because it gives us a better picture of where the middle of the market is trading without being as heavily influenced by ultra-luxury sales.
For buyers, this may mean more opportunities to negotiate than during periods when prices were accelerating rapidly. For sellers, it reinforces the importance of entering the market with a pricing strategy grounded in today’s comparable sales and buyer behavior, rather than relying on where values were a year or two ago.

Condos Tell a Slightly Different Story
The condominium market continues to be an interesting segment of South Santa Barbara County real estate.
The average condo sales price is $1,271,003, down 7% from 2025, while the median sales price has actually increased 1% to $1,060,000.
That difference between the average and median is important. It can indicate changes in the mix of properties selling—particularly at the higher end—rather than a uniform decline in condo values.
At the same time, the 13% increase in condo sales suggests there is healthy demand for this segment of the market. Condos can provide an alternative entry point for buyers who want to own locally but may be priced out of the single-family market.
Putting the Market in Perspective
Looking at the five-year chart, one thing becomes clear: Santa Barbara real estate rarely moves in a perfectly straight line.

Monthly median prices have fluctuated considerably since 2022, while sales activity has remained comparatively steadier. Recent months show transaction volume holding at relatively healthy levels, even as median prices continue to move up and down.
That longer-term perspective is helpful because one month—or even one quarter—doesn't necessarily define the direction of the market. Santa Barbara's relatively small number of transactions, combined with a wide range of property types and price points, can create significant month-to-month swings.
What Does This Mean for Buyers and Sellers?
For buyers, increased sales combined with softer single-family pricing may create opportunities, particularly for those who are prepared to act when the right property comes along. There may also be more room for thoughtful negotiations depending on the property, its condition, time on market, and seller motivation.
For sellers, homes are absolutely selling—but pricing and presentation matter. With buyers having more information and being increasingly price-conscious, positioning a property correctly from the beginning can make a meaningful difference.
The bigger story through August is not simply that prices are up or down. It is that South Santa Barbara County is seeing more transactions take place. With total sales up 9%, single-family sales up 7%, and condo sales up 13%, there is meaningful activity in the market despite the changing price environment.
As always, real estate is highly specific to the property and neighborhood. Santa Barbara, Montecito, Goleta, Carpinteria and the surrounding communities can behave very differently—even within the same month. If you're considering buying or selling, looking at the numbers for your specific neighborhood and price range will provide a much clearer picture than countywide statistics alone.
