The South Santa Barbara County real estate market continues to show an interesting shift in 2026. Through July, sales activity is up compared with last year, while both single-family and condominium prices have moved lower.

Rather than signaling a slowdown across the board, the numbers point to a market that is becoming more active and, in some respects, more balanced. Buyers are finding more opportunities to make a move, while sellers are navigating a market where pricing and positioning matter more than they have in recent years.



Sales Activity Is Up in 2026


Through July, South Santa Barbara County recorded 857 total residential sales, an 8% increase over the same period in 2025.



Both major property categories contributed to that growth:

  • Single-family homes: 613 sales, up 7%

  • Condominiums: 244 sales, up 10%


The increase in transactions is an important part of the story. Even with affordability and interest rates continuing to influence buyer decisions, people are still buying homes. In fact, more properties have changed hands so far this year than during the same period last year.


For sellers, this means there are active buyers in the marketplace—but those buyers are increasingly selective. For buyers, increased sales activity can be a sign of a market where more sellers are willing to meet current conditions and negotiate to get a deal done.



Single-Family Home Prices Have Adjusted


The single-family market has experienced a noticeable price adjustment in 2026.

Through July, the average single-family sales price was $3,551,734, down 4% from 2025. The median sales price was $2,145,000, representing a larger 12% year-over-year decline.


It is worth putting these numbers into perspective. Santa Barbara's housing market includes an unusually broad range of properties—from smaller homes to multimillion-dollar coastal and estate properties. Because of that, changes in the mix of homes sold can have a significant impact on both average and median pricing.


Still, the combination of lower prices and higher transaction volume suggests buyers may be finding more opportunities to enter the market, while sellers are having to be more realistic about where their homes fit in today's competitive landscape.



The Condo Market Is Seeing a Similar Shift


Condominiums are following much the same pattern.


The average condominium sales price through July was $1,252,575, down 9% from 2025, while the median price was $1,027,500, down 6%.


At the same time, condo sales increased 10% year over year, making condominiums the faster-growing segment in terms of transaction volume.


This combination is particularly interesting. Lower prices coupled with higher sales activity may be creating opportunities for buyers who previously found themselves priced out of the market. Condos can also provide an alternative for buyers who want to own in Santa Barbara, Goleta, Montecito, or Carpinteria but are looking for a lower entry point than a detached home.




Looking at the Bigger Picture


The five-year sales and median-price chart helps put today's market into context.


Since 2022, South Santa Barbara County has experienced significant fluctuations in median sales prices, including several sharp peaks and pullbacks. Sales activity has also varied, but recent months show transaction volume remaining relatively healthy while median pricing has moved down from some of its previous highs.


That is an important distinction. We're not simply seeing fewer people buy homes—we're seeing more transactions occur at adjusted price levels.


After several years in which extremely limited inventory and intense competition often favored sellers, the market appears to be moving toward an environment where buyers have greater influence and pricing is becoming increasingly important.




What This Means for Buyers


For buyers who have been waiting on the sidelines, the current market may be worth another look.


Prices have adjusted from last year's levels, and increased transaction activity suggests that buyers and sellers are finding common ground. Depending on the property, buyers may also have more room to negotiate on price, credits, repairs, contingencies, or other terms than they did during the most competitive years of the market.


That doesn't necessarily mean every home is negotiable. Well-priced properties in desirable locations can still generate significant interest. But overall, buyers may have more breathing room to carefully evaluate a property and structure an offer around its actual value and condition.



What This Means for Sellers


The market is still moving—857 sales through July makes that clear. But today's buyers are paying close attention to value.


For sellers, strategic pricing from the beginning is increasingly important. Pricing based on where the market was a year or two ago can result in longer market times and eventual price reductions. Homes that are positioned correctly, presented beautifully, and marketed effectively have a much better opportunity to stand out.

In this environment, the goal isn't simply to list a property. It's to understand the competition, identify the right pricing strategy, and create enough perceived value to motivate today's more discerning buyer.



A Market of Opportunity—With the Right Strategy


The July numbers tell a nuanced story: South Santa Barbara County is experiencing more sales, but at lower price levels than last year.


That can create opportunities on both sides of a transaction. Buyers may find greater selection, negotiating leverage, and more approachable pricing, while sellers still have an active pool of buyers—provided their property is positioned appropriately for current conditions.


Real estate is also highly local. Countywide statistics provide valuable context, but conditions can look very different from one neighborhood and price point to another. A condo in downtown Santa Barbara, a home on the Mesa, and an estate in Montecito can each be experiencing a very different market at the same time.
