The Santa Barbara Real Estate Market remains very hot, (e.g., aggressive.) Santa Barbara Real Estate Sales are still increasing, and giving sellers top dollar for their homes. Home values in Santa Barbara ca indicate they are not decreasing (or slowing down) because the median home price in Santa Barbara County (as evidenced below) continues to increase.

For Single Family Homes, the average home sale price in Santa Barbara (omitting Hope Ranch & Montecito) is now $1,982,421 which is up 40% from $1,412,382 in 2020. The Median Sales Price (again omitting Hope Ranch & Montecito,) is now up to $1,575,000, which is up 34.8% from $1,168,500 in 2020.


Total home sales in Santa Barbara in July 2021 are up 48% to a grand total of 1355 (as compared to the Santa Barbara Real Estate Sales in July 2020), 956 of those were single family homes in Santa Barbara, and 399 were condos.

For the month of July 2021, there are 118 houses that have sold, and 146 that are pending. The average price for the 118 Santa Barbara houses for sale is $3,182,872, with the highest price being $17m (945 Lilac Drive) and the lowest at $745,000 (22 Hollister Ranch). The Average Market Time is 20 days.


Comparing July 2020 to July 2021, Total Active listings are UP 6%, New Listings are UP 3.8%, the number of properties that went into Escrow is up 30%, and best of all, if you don't get anything out of this report, get this: The MEDIAN LIST PRICE IS UP 35.8 from last year!

Reversing this a bit, here is the comparison of Properties that sold YTD in 2020 vs 2021: Total Sold properties are UP 50%, while Total Sold volume is UP 137% . Interestingly enough, the Median Sales price YTD is UP 40% (to $1,389,000) and the Median Sales price (without Hope Ranch & Montecito) is UP 34.8% at $1,168,500.
